Is it compulsory to provide maintenance for gas-fired
devices supplying heating and hot water to households? |
Article 31.6 of the departmental health code
states that equipment producing hot water and
feeding heating circuits must be inspected,
cleaned and tuned at least once a year. Users are
responsible for doing so in the case of domestic
installations and property managers are
responsible for making these maintenance
provisions in cases where installations are shared
among different properties within a same
condominium.
French norms NF X 50-010 and NF X 50-011 (defined
in the decree of 7 April 1983) list the conditions
a "maintenance contract for domestic heaters using
gas fuel" should include.
That norm applies for heaters up to 70 kW.
Intermittent-running systems producing domestic
hot water which are not connected to a smoke duct
(water heaters of <8.72kW), have a plate stating
that they require periodic maintenance by a
professional (article 12).
The specifics for inspecting and maintaining gas
controlled mechanical ventilation systems feeding
shared installations in condominium-type buildings
are defined in the decree passed on 25 April 1985
(published on 26 May 1985). In these cases,
maintenance inspections are required every year,
and full check-up every five years. |

The main services prescribed
in the two NF norms are: |
- Cleaning the
heat-emitting unit (deposit there can lower efficiency
by over 5%).
- Cleaning and inspecting
the burner, and subsequently performing a combustion
trial.
- Cleaning and inspecting
the pilot (if there is one) and the smoke extractor.
- Inspecting the hot water
circulator.
- Inspecting the
appliance's safety devices.
- Checking and adjusting
gas flow rates
- Checking for carbon
monoxide and carbon dioxide emissions.
- The labour involved in
replacing defective components.
